So as I threatened I took photos of the new place. As you can see there is a lot of potential. The last photos are of the major problem areas, with conifers and Laurels gone wild.

Wow! That'll keep you busy, but having seen your last place I'm sure it will be beautiful before too long! So glad you finally got in!

A lot of hard work to come but it will be worth it in the end. It looks a lovely plot.

I agree it has both potential and plenty of time demanding capacity. I would find the biggest frustration would be the adjacent existing overgrowth and the need to 'wait and see' what comes up before you start!
Put up your draft plan for us to see, then we can tell you how it 'should be done'!!
