Dying palm - what is it?? (Pics)

Hello all,
My mum has a palm (we think) in her back garden and recently she has noticed it is dying from the new growth, and the existing leaves have brown stripes on them.  Does anyone know what this could be?

....looks like a cordyline australis or a possibly a yukka - not sure of the problem though - looks like physical damage -  slugs/snails ? or new growth getting caught by late cold winds maybe ? There is a Cordyline disease around, but I think that it attacks the older parts of the plants first.

I don't think the plant is dying I think it just has a serious bout of 'leaf spot' cut off the damaged leaves and spray with a fungicide and this might help.

If you look closely unless my eyes are deceiving me there is a growing tip appearing;

Thanks for that info, will pass that on to mum and get her to look out for slimy creatures and keep an eye on the suspected new growth!   :)
