I first posted that I had sold my house on 21st July. Now at the last minute it looks like it is going to fall through unless we can complete in 11 days and we haven't exchanged yet either. This is because the people I am buying from have an incompetent solicitor. The poor first time buyer couple buying my house have been so patient but now their mortgage offer is going to run out and their building society can't renew it as they are merging with another company. They can't get another deal that will accept a 10% deposit so will have to pull out. I feel so sorry for them and us - major stress. Am trying to stay positive but it is looking grim.

can you contact the sellers solicitor? poss use the words, 'incompetent, liability, financial costs' etc etc.
You can exchange and complete on the same day, it is actually quite common to. Sounds like your vendors need to give their solicitor an ultimatum, a written promise to complete in time or hand over all the work done so far so that they can find a better one.

It is complicated -
The problem is that the house belonged to the sellers' mother so went to probate when she died. It was left to her two daughters one of whom lives there, they don't speak. Initiall the lady that lived there was holding things up but now she has found a rented flat. The properties on the beach where we are buying were leasehold, many have bought the freehold but not this lady. So, we needed either a lease extension or the freehold. The solicitor has made a thingy up with this and not even told the freeholder that the lady died last year. My solcitor who also happens to be a good friend is trying get the cost of the freehold confirmed, we will then do it as a retention so we can complete and purchase the freehold at a later date but time is running out - positive vibes please chaps ;)

Lushy feel for you , we have moved just 5wks ago & the peeps buying ours were a pain in the rear!!! we told them we were going to pull out if there solicitor did not liven up & they agreed a date it worked for us . I do hope this all sorts itself out for you. My God moving is so stressfull as it is.

Thanks all, just heard should find out by Friday. It took 2 years to find buyers so we are thinking of moving out, someone has a bus we could live in at the boat yard where OH works, dunno, it is such a gamble but don't want to lose our buyers ??? ???

At least if you sell yours you will have the where with all to go ahead and buy something else if the deal does fall through and I have known people get a great bargain from being in that position.
I would, if you can still sell yours.
Another way, if your buyers agree, they could do the deal and let you rent it from them for a week or two.
We are moving on Friday!! Woohoo, it finally all got sorted and I have come to the conclusion that solicitors are total drama queens.
