Today we are putting in an offer for a small farm, and so, I think will many others.  :(

This farm will become a smallholding with pigs, sheep, ducks, geese, chickens rabbits and a couple of beef cattle and of course my veg. Hopefully we will become almost self sufficient.

Our daughter with grandson and my mum who has Alzheimer's will move with us so 4 generations will be living there.

It is a realisation of many years hard work, saving, dreaming and wishing (mainly mine as hubby is a townie) so please send me any luck you have spare.

It looks like I am wishing you all the luck I have spare, (not much left at moment) but you are welcome to it. You will find yourself looking forward to the day when the clocks go back, then you might get all your work done that day with the extra hour. Leap years are also a bonus. ;)

I tried myself to go self sufficient over 35 years ago, I found I needed a 25 hour day, but I still enjoyed it and I wish I was younger to try again.

Whoops! just found another little bit of luck I was saving for the lottery, but you can have it.

Fingers crossed for you and your family. I am so jealous (in a nice way) We had a 4.1/2 acre holding in East Sussex in the 70.s with cattle, sheep, pigs but not a good growing area. Later in the 80's here in the Fens we had a couple of acres with loads of pigs (housed) chickens and the kids ponies. I still miss it all.
You will lead such a lovely life, good luck.

Best of luck!  We had a great few years smallholding though all I have left is the vegetables now.  It's a very hard life but the rewards are like no other.  Keep us posted!

Funny, I can't sleep either, been up since 4 am.  Cold and windy here otherwise would go to the allotment, will later.  Hard to type with my fingers crossed for you.  Hope all goes well for you.

Good news Guys :) the vendors have accepted our offer  ;D BUT we cannot get a mortgage.  :'( :( :(

The residential mortgage companies say the property is commercial (cos of kennels and land) and the commercial property guys say theres not enough land for it to be commmercial as the house is worth more than the land so its residential. Grr!!!


If theres anyone who posts here who thinks they know anything that could help please feel free to mail me.

 Im getting desperate!!! And incredibly depressed and weepy.  :'(

oh bugger, i'm sorry to hear this. i don't have much advise on this but have you let the residential lenders know what the cooperate lenders have said?

sorry to hear of your mortgage problems, I wish I could offer some help or advice but I know nothing about that kind of stuff. BUT I'm sure there must be a solution - how did the vendors mortgage it? why would the land count as commercial, there must be plenty of big houses with lots of land (ie a garden) that are classed as residential rather than commercial...
I'm sure someone here will be able to offer some advice, or point you in the direction of someone who can help.

Have you tried getting a broker to find you a deal?  There have to be specialists lending for this kind of property.  Have also PM'd you.

Yeh Thif I have told each mortgage company what the other has said. But you know what jobsworths are like?

Nlass prior to us this place has been 'sold' 4 times and each time it fell through, I now suspect because of the mortgage probs so its not just us.
The people/committee who own/ed it paid cash as it was a registered charity so they had no problems.
