Water and model agreement for a Non Council Allotment

We applied to the Parish Council for an allotment but they have no suitable land - it's a small village in Beds. But they put us in touch with some land owners who might help. One has offered some suitable land but we'll need to have an appropriate agreement. Anyone know of a model agreement we could use as a basis?

Also, it's on the edge of the village and there are no services there, so no water supply. How much of a problem is this likely to be? We can instal a bathtub or two to catch rainwater and we intend to have a small communal garden store on which we could instal guttering to catch some, ,too.  But for 12 of us - i.e. 12 plots - we doubt that will be enough.
How do others in a similar position cope?

for water I catch the rain from the greenhouse and shed and have several barrels topping each other up.

I dont think a few bath tubs will be enough. I have a 1000 litre IBC fed from guttering from my shed roof which is about 8' by 4'. It has collected 900 litres since last october and most of this will be used if we get a hot summer ::). Its a pricey outlay but you really need a shed each and a large water butt to cope in a dry season.
